RENTAL LISTING AGREEMENT

I / We agree to provide key and/or security access code upon completion of this agreement.
       
For WINTER OR SEASONAL rentals, Peter Karl & Assoc., Inc will collect the initial rental payment ONLY. All other rental payments will be made directly to you by the tenant. For WEEKLY rentals, Peter Karl & Assoc., Inc. will collect the full rent when the lease is signed by the tenant. The SECURITY DEPOSIT will be paid directly to you by the tenant. You are responsible for holding and refunding the SECURITY DEPOSIT.

I / We understand the commission rate charged by Peter Karl & Assoc., Inc. is TWELVE (12%) PERCENT of the total rent which will be deducted from the initial payment collected when the lease is signed by the tenant. I / We hereby authorize Peter Karl & Assoc., Inc. to advertise the property for rent at the rate(s) and terms described herein.

PAYMENT INFORMATION
We will notify you, the Landlord, when a tenant has requested a rental period at your unit/property. Upon confirmation of availability, a deposit from the tenant is due within seven days of initial booking. Upon our receipt of the deposit, a lease will be mailed out to the tenant.  Once we receive the signed lease from the tenant we will forward two copies of the lease to you for your signature.  Please return one signed copy of the lease to us.  We will then send you the deposit less the commission.  The final payment and security deposit checks will be made payable to you directly from the tenant.  These will be forwarded to you.		.

SECURITY DEPOSIT AND FINAL PAYMENT
The tenant will send in the security deposit and final payment at least 60 days prior to arrival.  It is your responsibility to return the security deposit to the tenant within 30 days after the end of the rental term and can only be used to cover actual damages done by the tenant. A statement itemizing the cost of damages must accompany the balance of the security returned, if applicable.

SALE OF PROPERTY
The Landlord agrees that in the event of a subsequent sale of the premises to the Tenant during the term or within 360 days after the expiration of the tenancy, a Broker's Fee shall be paid by the Landlord based upon an amount of fee to be reasonably agreed upon between the Broker and Landlord, but such Tenant/Buyer shall be held harmless as to any dispute and/or litigation between the Broker and the Landlord as to the determination of said fee.

SEASONAL RENTALS
Tenants are asked to complete a standard rental application form, provide references and agree to credit verification. Final determination of tenant acceptability is the Landlord's. Upon the acceptance of a tenant, a lease will be drawn by Peter Karl & Associates Realty, Inc. for the terms and conditions agreed upon by the parties.

OTHER CONDITIONS
The Landlord agrees to have the premises cleaned prior to any tenant taking occupancy.  The unit should be in good repair and furnished as specified in the rental listing. If the rental property is a condominium unit, the owner agrees to post condominium rules and regulations in the unit and provide Peter Karl & Associates Real Estate, Inc. with a copy.  Should parking be included, any pertinent information must be posted for the tenants as well as advising Peter Karl and Associates Real Estate, Inc.

NOTIFICATION
The Landlord will notify Peter Karl & Associates Real Estate, Inc. immediately if the Landlord or another person/agency rents any listed property.

KEYS
Please provide Peter Karl & Associates Real Estate, Inc three sets of keys to your property.  We will arrange to provide keys to incoming tenants during normal business hours, unless other arrangements have been made.

CHANGES TO PROPERTY
Please advise Peter Karl & Associates Real Estate, Inc. of any changes that would materially affect any listed rental property.

REFUND POLICY 
The lease will make no provisions for cancellation unless mutually agreed upon between the landlord and the tenant.  However the above stated commission is still due to Peter Karl & Associates Real Estate, Inc.
